Montreal Affordability Gains: 10 Straight Quarters

While much of Canada saw affordability improve in Late-Q2 2026, Montreal told a different story. In fact, we were one of only four metro areas where affordability slipped—driven primarily by continued increases in home prices throughout the quarter. Unlike other cities that benefited from price drops, Montreal’s unique price momentum meant that ownership costs kept climbing, even as national trends pointed to relief for buyers. For anyone looking to purchase in Montreal, it’s a reminder to keep a careful eye on pricing—rising values can erode affordability, even when broader market signals seem positive. With little relief expected from mortgage rates, it’s clear that stable home prices and income growth are what will make the difference for buyers in our region. As a licensed residential and commercial broker serving Laval and the surrounding areas, I’m always monitoring these shifts to help clients navigate a market that doesn’t always follow the national script.
